Demilec Radiant Barrier Installation Nationwide

Demilec Radiant Barrier Installation: The Dallas Owner’s Guide

We install and repair Demilec radiant barrier systems in Dallas attics every week, with most jobs running $1,200 to $2,800 depending on attic size and barrier condition. We carry Demilec-compatible radiant barrier materials on our trucks and can usually start within 48 hours of your call to (361) 607-0906. Most Dallas homeowners discover their radiant barrier has failed when their August electric bill arrives and the upstairs still feels like a sauna at midnight.

Radiant barrier isn’t insulation in the traditional sense. It’s a reflective surface, typically an aluminum foil laminate, that bounces radiant heat back toward the roof deck instead of letting it soak into your attic. Demilec makes several versions, and when it’s installed right under a Dallas summer sun, it drops attic temperatures by 20 to 30 degrees. When it’s torn, sagging, or covered in dust, it does almost nothing.

Which Demilec Models This Applies To

Demilec’s radiant barrier line covers a few different configurations, and the right one depends on how your attic is built. Their perforated foil barrier is the most common for retrofit work in Dallas homes, because the perforations let moisture pass through instead of trapping condensation against the roof deck. Non-perforated versions are better suited to new construction where the barrier is installed during framing. Demilec also produces a foil-faced foam sheathing that combines radiant barrier with a thin insulation layer, which we see in some newer Dallas builds from the last ten years or so.

Here’s the compatibility gotcha we run into constantly: if you have an older Dallas home with a gable roof and limited eave ventilation, perforated barrier is non-negotiable. We’ve been called to fix attics where someone stapled non-perforated foil directly to the underside of the rafters, and the trapped moisture led to sheathing rot within a few seasons. That’s a repair far more expensive than doing the barrier right the first time. We stock both perforated and non-perforated Demilec-compatible material on the truck, along with Reflectix as an alternative when a homeowner’s attic has unusual geometry. If you’re not sure what’s already up there, we’ll identify it during the estimate, no charge.

Signs Your Demilec Radiant Barrier Installation Is Failing

  • Sagging or detached sections. Staples pull out over time, especially in Dallas attics where summer heat cycles expand and contract the roof framing. Once the barrier sags more than a couple inches, it loses its reflective angle and stops working effectively.
  • Visible tears or punctures. Any contractor who’s been in your attic since the barrier went in could have torn it. HVAC techs, electricians, cable installers. A tear wider than a foot means that section is dead weight.
  • Dust-caked surface. Radiant barrier only reflects heat if the surface is clean. In older Dallas homes with dust intrusion through soffit vents, we see barriers so coated they’ve gone from reflective silver to dull gray. A dusty barrier is a non-functional barrier.
  • Upstairs rooms hotter than downstairs by 8+ degrees. That’s the practical symptom. When the barrier fails, the attic heats up, the insulation above your ceiling gets heat-soaked, and your upstairs AC runs constantly without catching up.
  • Higher summer electric bills year over year. If your usage patterns haven’t changed and your July bill keeps climbing, a failed radiant barrier is a common culprit we find on the first attic inspection.

Replacement Cost & What’s Included

In Dallas, full radiant barrier replacement in a typical 1,500 to 2,500 square foot attic runs $1,200 to $2,800 installed. Smaller attics with simple roof lines come in at the lower end. Larger homes, vaulted ceilings, or attics with awkward access push toward the higher end. Partial replacement, where we remove and reinstall only failed sections, starts around $400 and goes up based on square footage.

Every quote includes removal of the failed material, stapling of new Demilec-compatible barrier to the rafter undersides, cleanup of all debris, and a written price before we start. That written price covers labor and materials, no surprises at the end. The work is covered by our 365-Day Done Right Promise, in writing. If the barrier sags, tears, or fails within a year, we come back and fix it free.

DIY or Call Us?

You can safely check a few things yourself. Look up through your attic hatch with a flashlight. If you can see barrier sagging away from the rafters or hanging loose, it’s failing. If you’re comfortable on a ladder, you can pop your head up and check for tears or dust buildup. That’s the extent of what we’d recommend for a homeowner.

What we wouldn’t recommend is attempting a full replacement yourself. Attic work in Dallas heat is genuinely dangerous. Attic temperatures hit 140 degrees in July. You’re balancing on joists above a ceiling that won’t support your weight, and one wrong step through the drywall is a hospital visit or worse. The stapling pattern also matters more than you’d think. Barrier installed with gaps or the wrong tension loses most of its reflective value. If you’re seeing failed sections, call us at (361) 607-0906 and we’ll assess it properly.
